Inspire Home Loans is seeking an experienced Senior Compliance Systems & Testing Specialist to support mortgage compliance operations, regulatory change management, compliance reviews, training, and the implementation, testing, and ongoing maintenance of the company's Loan Origination System (LOS).

What you'll do

  • Serve as a primary Compliance representative for LOS implementation projects, conversions, major system upgrades, and future enhancements
  • Review and validate system configurations for compliance with federal and state mortgage regulations, investor requirements, and company policies and procedures
  • Develop and execute compliance-focused test scripts and User Acceptance Testing (UAT) for disclosures, fee calculations, compliance alerts, business rules, workflows, document generation, and automated processes
  • Identify, document, track, and validate remediation of system defects, process issues, and compliance-related concerns
  • Apply standard diagnostic techniques to investigate end-user reported issues involving technology platforms, including POS and LOS functionality
  • Participate in design sessions and provide regulatory guidance on system enhancements, configuration decisions, controls, and automation
  • Monitor regulatory changes and requirements, including federal and state disclosure and document requirements
  • Interpret and apply mortgage lending regulations, including TRID, RESPA, TILA/Reg Z, ECOA, HMDA, Fair Lending, HPML, Privacy, AML/BSA, SAFE Act, NMLS licensing, and applicable state requirements
  • Support mortgage operations, Secondary, and business partners by responding to compliance questions, identifying training needs, and assisting with investor compliance concerns
  • Maintain a library of applicable federal and state laws and regulations and provide periodic regulatory updates to management
  • Assist with development and compliance review of new loan programs, consumer financial products or services, distribution channels, or strategies including fair lending compliance risk
  • Provide regulatory research and practical recommendations to support business decisions and process improvements
  • Conduct routine and targeted internal compliance reviews focused on state and federal requirements, investor concerns, QC/internal audit findings, and Inspire policies and procedures
  • Assist with state, federal, investor, and internal regulatory examinations
  • Report and discuss QC, internal audit, and compliance review findings with senior management as appropriate
  • Identify process-related issues, partner with the business to resolve or remediate concerns, and validate corrective action effectiveness
  • Support compliance risk assessments related to system changes, new functionality, process changes, and operational controls
  • Develop and maintain policies and procedures, job aids, workflows, compliance documentation, system specifications, testing evidence, issue logs, and implementation decisions
  • Create training materials, presentations, reference guides, and communications for loan officers, and operational staff
  • Deliver or support training sessions and targeted communications to reinforce compliance requirements and system/process changes
  • Participate in regulatory change management and evaluate system impacts

What they require

  • Strong working knowledge of the mortgage loan lifecycle and federal and state mortgage lending laws, including TILA/Reg Z, RESPA, ECOA, TRID, HMDA, Fair Lending, Privacy, AML/BSA, SAFE Act, and state mortgage lending requirements
  • Experience performing compliance testing, audits, quality control reviews, risk analysis, or targeted compliance reviews
  • Exceptional written communication, technical writing, verbal communication, and organizational skills
  • Ability to communicate regulatory requirements clearly to technical and non-technical audiences
  • Ability to interpret and apply mortgage lending regulations
  • Experience in regulatory research and practical recommendations
  • Proficiency with Microsoft Office products, especially Excel
  • Ability to work effectively with compliance management systems and loan origination systems
  • Strong attention to detail, critical thinking, project management, issue management, and ability to collaborate with cross-functional partners
  • 5+ years of mortgage lending experience in Compliance, Quality Control, or a related function
  • Mortgage Compliance Certified Professional (CMCP) designation preferred
  • Experience developing policies, procedures, job aids, training materials, test scripts, issue logs, and management updates
  • Ability to develop and maintain documentation
