We are seeking an experienced AI-Powered Real Estate Marketing Strategist to develop and execute a comprehensive digital marketing strategy designed to establish a Realtor as a leading real estate authority in Marlboro, New Jersey .

Key Responsibilities

Digital Marketing Strategy

Develop and execute a 6–12 month digital marketing and growth strategy for a Realtor serving Marlboro, Morganville, and surrounding areas. Develop strategies across Google Search, Google AI Overviews, ChatGPT, Claude, Gemini, Perplexity, YouTube, Instagram, Facebook, and other relevant platforms. Conduct market, audience, competitor, and keyword research to identify growth opportunities. Develop integrated strategies for brand awareness, organic traffic, lead generation, and client engagement.

SEO, Local SEO, and AI Search Optimization

Develop and implement SEO and local SEO strategies to increase visibility for Marlboro real estate searches. Optimize website content, Google Business Profile, YouTube, social media profiles, and other digital properties. Develop AI Search Optimization, LLMO, AEO, and GEO strategies to improve visibility across AI-powered search platforms. Build topical authority around Marlboro and Morganville real estate, home values, neighborhoods, market trends, buying, and selling. Conduct ongoing keyword research, technical SEO analysis, content gap analysis, and competitor analysis. Monitor organic rankings, search visibility, AI search results, and traffic performance.

AI Content Strategy and Content Production

Build an AI-powered content strategy focused on real estate buyers, sellers, homeowners, and local audiences. Develop content for websites, blogs, YouTube, Instagram, Facebook, Google Business Profile, email, and other platforms. Create systems that transform one core content asset into multiple optimized content formats. Use AI tools such as ChatGPT, Claude, Gemini, and other AI platforms for research, content development, optimization, and repurposing. Ensure AI-generated content remains accurate, original, relevant, brand-consistent, and aligned with local market expertise. Develop content calendars and production workflows.

AI Knowledge Base

Build and maintain a centralized knowledge base containing information about the Realtor, listings, services, market expertise, local communities, client FAQs, testimonials, and brand messaging. Develop AI workflows that allow marketing content to consistently reflect the Realtor's expertise, voice, positioning, and local knowledge. Organize and maintain source information used by AI systems for content creation and marketing.

Google Ads and Paid Media

Develop, launch, manage, and optimize Google Ads campaigns targeting real estate buyers and sellers. Conduct keyword research and identify high-intent search opportunities. Create and test ad copy, landing pages, audiences, and campaign structures. Monitor campaign performance, lead quality, conversion rates, cost per lead, and return on ad spend. Use data and AI-assisted optimization to improve campaign performance.

Marketing Automation

Identify opportunities to automate repetitive marketing and administrative processes. Build AI-powered workflows using ChatGPT, Claude, Google AI, automation platforms, CRM systems, and other marketing technologies. Automate content research, content repurposing, reporting, lead nurturing, competitor monitoring, market research, and other applicable workflows. Develop systems designed to save at least 20 hours per week while improving marketing output and lead generation.

Analytics and Performance Management

Establish and monitor key marketing KPIs and performance dashboards. Track:

Organic search traffic Local search visibility AI search visibility Website traffic Google Business Profile performance YouTube performance Social media engagement Qualified leads Cost per qualified lead Lead conversion rate

Analyze marketing performance and recommend continuous improvements. Conduct A/B testing and performance experiments when appropriate.

Competitive and Market Research

Monitor competing Realtors and real estate businesses in Marlboro and surrounding markets. Analyze competitor websites, SEO strategies, content, Google Ads, social media, reviews, and digital presence. Identify market gaps and opportunities to differentiate the Realtor's brand. Research local real estate trends, neighborhoods, buyer behavior, seller behavior, and relevant community topics.

Requirements

3+ years of experience in digital marketing, growth marketing, SEO, content marketing, performance marketing, or a related field . Hands-on experience with SEO and local SEO . Experience with Google Ads / PPC and paid digital marketing. Experience using ChatGPT, Claude, Gemini, or similar AI tools . Understanding of AI Search Optimization, LLMO, AEO, or GEO . Knowledge of Marlboro, Morganville, Monmouth County, or New Jersey real estate . Experience with Generative Engine Optimization (GEO), Large Language Model Optimization (LLMO), or Answer Engine Optimization (AEO) . Experience developing and managing content strategies across multiple digital platforms. Experience with marketing automation and AI-powered workflows. Strong analytical and data interpretation skills. Experience with Google Analytics, Google Search Console, or similar analytics platforms. Strong knowledge of keyword research, search intent, content optimization, and competitor analysis. Excellent written and verbal communication skills. Strong project management and organizational skills. Ability to work independently and manage multiple priorities.
