What you'll do

  • Prepare monthly, quarterly, and annual financial statements and management reports for property portfolios.
  • Perform full-cycle G/L accounting: journals, accruals, prepayments, depreciation, and amortisation schedules.
  • Reconcile rent rolls, bank accounts, and general ledger balances.
  • Process and monitor accounts payable/receivable for properties, including tenant rent, security deposits, and fees.
  • Review lease agreements for accounting implications (rent escalations, renewals, modifications) and maintain accurate records.
  • Support budgeting and forecasting cycles; prepare annual property budgets and assist with cash flow tracking.
  • Coordinate with property managers on financial queries, budget variances, and owner/investor reporting.
  • Assist with audits, tax filings support, and compliance documentation.
  • Maintain trust account compliance and regulatory requirements where applicable.

What they require

  • Bachelor's degree in Accounting, Finance, or related field.
  • 2–5 years of accounting experience, preferably in real estate/property management or property funds.
  • Demonstrated experience with property accounting tasks: rent rolls, CAM reconciliations, tenant billing, lease review, and property-level financials.
  • Strong command of Australian accounting standards and compliance awareness (GST, BAS support, trust account handling where applicable).
  • Advanced Excel/Google Sheets skills; comfortable with month-end journals, accruals, amortisation, and variance analysis.
  • Equipment self-provided meeting specified minimums (RAM 8GB, 512GB storage, Intel i5/AMD Ryzen 5 recent generation, Windows 11).
  • Internet speed 40–50 Mbps minimum.
  • Pre-engagement requirements for Independent Contractors: BiR contributions, NBI or Police Clearance, government-issued ID.
